Ulster County IDA Approves Marlborough Resort Project to Bring Jobs, Tourism, and Economic Growth to Hudson Valley!
Marlboro, NY — On Wednesday, April 16th, 2025 the Ulster County Industrial Development Agency (UCIDA) approved a resolution in support of incentives for the proposed Marlborough Resort, a transformative $89 million hospitality and agritourism development planned for the Town of Marlboro.
Located on 152 scenic acres along Lattintown Road, the resort will redevelop the historic former Saint Hubert’s hunting lodge into a premier destination that blends world-class amenities with the Hudson Valley’s rich agricultural heritage. The project is spearheaded by a team of experienced developers renowned for the Gansevoort Hotel in New York City, bringing their hospitality expertise to a project tailored to the rural charm of Ulster County.
The development will feature a hotel and cabins for overnight guests, a working orchard, farm market, and luxury amenities including a full-service spa, upscale and casual dining options, barbecue areas, and versatile event spaces for weddings, retreats, and local gatherings. Designed to attract both overnight visitors and day-trippers, the Marlborough Resort is expected to serve as a regional destination and community hub.
Significant Economic Impact
The almost $90 million investment is expected to generate approximately 125 new jobs within three years of completion, including 20 management-level positions with average annual salaries exceeding $85,000. The project will also support numerous local construction and service industry jobs throughout the development phase.
A public hearing on April 11 at the Marlboro Town Hall drew widespread community support from residents, many of whom are second and third-generation families, along with small business owners, farmers, and trade professionals. Todd Diorio, a Marlboro resident and President of the Hudson Valley Building Trades, was one of many who spoke in favor of the project, citing its potential to bring jobs, increase tourism, and enhance the quality of life in the area.
A Model for Sustainable Growth
The Marlborough Resort is designed with sustainability and local character in mind. By integrating agriculture and hospitality, the project aims to promote agritourism while preserving the natural beauty and working lands of the region.
“This is more than a resort it’s an investment in our community, our residents, and our future,” said Board Chair Michael Ham. “We’re excited to welcome a project that aligns so well with our mission and vision.”
